Costliest hobbies in Dubai, What’s yours?

Everyone has their own hobbies be it stamp collection, coin collection, bird watching and more. However, when it comes to Dubai, things move on to the richer side and there are many such expensive hobbies of people in the city and other parts of the UAE, some of which are listed below:

1.       Racing - Racing is a very important hobby in the UAE considering the Dubai international rally  that’s hosted at the Sharjah stadium. However, when it comes to hobbies, people have to spend quite a lot even for a single driving session with any of the driving schools.

2.       Art Collection - Though this hobby sounds quite natural, buying a unique piece of painting is sure to go hard on your pockets.

3.       Car collection - This is one hobby that only the super rich can afford. Collecting vintage cars, Ferraris and the likes is definitely something that a common man cannot afford.

4.       Sky Diving - For playing this adventurous sport, you don't only need courage but lots of hard cash too. You have to shell out a huge amount just for one session too.

5.       Horse Breeding - Arabs love horses and don’t mind investing a lot in breeding them. Dubai even hosts the world’s most expensive horse race. However, in terms of hobbies, it can be really expensive as you have to pay for the horse’s fodder and grooming too.

6.       Globe-trotting - Most of us dream of going on a world tour at least once in our lifetime. However, when it turns into a hobby, it can really make your pockets light.

7.       Antique collection - Though one may think that antiques can be easily purchased, it is not so. The more unique they are, the more expensive they become. For getting  your hands on them regularly, you have to break the bank.

Dubai Expo 2020 could lead to economic bubble

A recent poll revealed that Dubai’s win in its bid for hosting the World Expo 2020 could generate another economic bubble in the UAE. Nearly 55% of the respondents of a survey shared their concern for Dubai’s economy post the Expo 2020. Only a quarter of them believed that Dubai’s economy was stable enough after the 2008 and 2009 crisis.

A set of respondents also believed that Dubai can increase its immunity by allowing simple procedures for starting a business. Respondents also believed that an increase in regulation of real estate and banks could make the UAE immune to a financial crisis. These results were obtained after a survey of more than 200 investment professionals was organized by the CFA Institute.

This news was published by the CFA Society Emirates even before the Bureau International des Expositions (BIE) announced that Dubai had won the bid. In spite of such a concern coming up, it was seen that approximately 95% of the respondents had supported Dubai’s vision for Expo 2020, while 97% of them had held a belief that the UAE will win the bid for Expo 2020 which eventually turned out to be true as well.

Just 4% of the respondents had been of the opinion that the Expo 2020 could burden the economy of the UAE and lead to another economic bubble such as the one seen in 2008 and 2009. Now that Dubai has won its bid for the Expo 2020, only time will tell if such a mass event will create an economic bubble in the UAE or no. Let’s wait and watch.

Dubai to introduce the smart passenger system for airports

Dubai airports are all set to get a tad smarter, thanks to an impending ‘smart passenger’ service to be installed in all of its airports. With this system, passengers will be spared the trouble of moving through hours of immigration queues and other formalities. According to the Directorate General of Residency and Foreigners Affairs, this system has been primarily built to save extra effort, time and money. The new scheme will come into effect approximately after 18 months.

Presently, the smart gates used in the airports complete the entire process of checking in and out in simply 20 seconds. However, the smart system that’s currently in progress eliminates those 20 seconds as well. The entry and exit processing will become as quick as ever with this new smart passenger system. In case immigrants get stuck at the airport for whatsoever reason, specific officers will be deployed to solve the problem quickly.

The main functionality of this system allows the passengers to comfortably enter or exit the area, while all their information gets registered in the airport servers. The multi-cameras and scanning system installed in the airport will check the person’s finger and iris prints along with all the other details. The person can pass through the airport without the need to stop at any counter. With this system, the checking in and out procedure will become a breeze for the passengers.

It seems like Dubai is all set to go phenomenal with its services in the airport, while it’s already on the verge of making the largest airport in the world.

Anxiety over citizenship to foreigners spreads in Dubai

Is there something like love for the homeland? Do we really owe a part of our lives to the nations we live in? Such questions have now become a commonplace in the dream city of Dubai. The commotion started when Sultan Sooud al-Qassemi, one of the members of UAE's ruling parties, announced that the UAE citizenship ought to be given to foreigners residing in the UAE. This statement has sent shock waves throughout the country where many leaders believe that the foreigners may not be completely loyal to a country that’s not their birthplace. According to the aforesaid ruler, the foreigners are contributing immensely to the growth of the country by involving themselves in the development of education, tourism, technology healthcare and much more. Hence long term foreigners deserve to be given the citizenship of the country. However, there are many more arguing against this statement via twitter and other social networking websites.

The counter argument too makes sense considering the vastly differing lifestyles of both the cultures. While on one hand Arabic women sport darker hued burqas, on the other hand there are bikini-clad foreign women spending time in Dubai beaches. According to some people, the fact that the ruler wrote in English and not in the Arabic language itself goes complementary to his statement.

Moreover, the government shells out an enormous amount of money on tourism, healthcare and other services which are mostly enjoyed by the foreigners as they outnumber the Muslims staying in the country. Though the ruler’s statement has generated interest, the chance of it being executed in reality is still faint. One of the twitter users even went down to comment something like this, ‘don’t cozy up to foreigners at our country’s expense’ which clearly shows that some of the Emiratis have been infuriated by his comment.

All in all, how these thoughts will eventually turn out is something only time can say.

With airports developing in every part of the world, it doesn’t seem surprising that Dubai is all set to revamp one of its renowned airports, Al-Maktoum International. However this one has a unique selling point and that is its massive size and structure that can already handle 7 million passengers per year.  This year the airport’s growth is limited to carry 65.4 million passengers, an amount that’s just a few steps behind the mightiest of all London Heathrow. Will Dubai break all existing records and reach the pinnacle?

As per reports, this airport that is set to be unveiled on October 27 is the largest airport in the world. Aviation in Dubai has always witnessed a steady growth, given the large number of visitors it has every year. At present, the airport known as Al-Maktoum International can accommodate 5 to 7 million passengers every year. After all its phases are completed, the airport is expected to carry 160 million passengers every year and have five runways. The project is cited to be completed in the year 2030 that is 17 years from now.

The airport will be considered the largest as it will be able to the carry the highest number of passengers that has not been seen in any of the airports up till now. Dubai is one of the best known cities for development of airports. Aviation plays an important role in Dubai’s economy. And now that aviation professionals have given a green signal to this project, this airport is all set to spearhead the lot.

Will Dubai indeed succeed by finishing all its phases of development and flaunt the largest airport in the world? Let’s wait and watch.

6 Ways to Decorate Your Apartment

Struggling to make your new rental apartment your own home? Here we provide you with some practical tips to decorate your apartment and make it a more beautiful place to live in.

1.    Keep your apartment spacious – Let your home breathe. Fitting in too much into a very small space will make the house look cluttered. You yourself will feel really uncomfortable in your house.  So use only furniture that’s absolutely necessary for your house and give away the unwanted ones.

2.    Get floral light colored curtains – Floral printed curtains especially those in light colors make the house look really fresh and colorful. Use soft curtains that are long enough to be a visual treat for you as well as for others coming to your place.

3.    Paint your house in different colors – Use different colors for the walls within the room itself. If you do not have a choice of painting the walls, you could try to paint the furniture in graceful hues so that the soothing effect is still there.

4.    Add posters in different areas of your house – If it’s a small dining area, let a small poster with something written about food be hung within that space. Along the same lines, if it’s the bedroom, you could prepare a suitable poster for that one too.

5.    Fit different kinds of lights in your living room – You can use decorative lights for the living room as that’s what will make your home attractive to all. At night, switch on those lights instead of the regular tube lights and see the difference for yourself.

6.    Keep it simple – Whether it’s a curtain color, or a new poster you’re adding, keep the designs and look of the house simple yet elegant and that will do the trick anyhow.

Make your small apartment your lovely home by following these simple steps.

The Art of Negotiation for Commercial Lease

A negotiation is a critical step when you wish to rent or buy a property. If not done correctly it can steal your peace of mind, and leave you stressed. A successful negotiation is an art and cannot be ignored. Given below are some tips to help bring off commercial real estate as per your needs and requirements.

Know your stuff: You cannot negotiate unless you know what you are looking for. In short, do your homework. Be familiar with the facts and figures so that you know where you stand and what exactly you want.

Understand terms and conditions: The term and rent are the crucial factors for negotiation. Be flexible and don’t over-commit. Discuss the rent increases and renewal options.

What needs to be included and excluded? When you know what you want to keep, and what you wish to discard, it will help you know what you can compromise on; if the need arises.

Take one step at a time: When one is cooperative and easy-going, it makes the deal a lot simpler. Come across as someone who is sincere and someone who empathises. The trick is to remain pleasant no matter how ugly the situation is at hand. This way, you take one step at a time.

Who takes care of the maintenance? Residential leasing and commercial rentals are two different aspects altogether. Housing maintenance is generally taken care of by landlords; however, commercial lease requires the tenant to be responsible for the property upkeep and repairs. The idea is to know your lease completely before committing.

Professional help: When you ask for assistance, you can get a lot of useful information, which may not be possible if done single-handedly.

Everything needs to be written: Do not say yes to anything unless you see it written. Verbal offers could get you in trouble if not properly consulted.

3 Basic Tips to Find A Good Deal on Rental Homes

Statistics have proven that people more often than not opt for rental homes than buying them. It is flexible and a lot more economical. However, from the initial decision of an investment in real estate to the buying of the rental property, there is a great deal of things that need to be taken care of. Given below are a few things that should be considered to find the best deals on rent before one signs the contract.

1. Try online: If you are looking up online, you need to know how to search for one. For instance, put in the right keywords. Keywords are the things that you are looking for in your apartment or villa. For case in point, if you are looking for a one- or two-bedroom apartment, a pool, a gymnasium, additional bathrooms, attic space, etc. Other options other than an online search could include individual property management sites, online forums, and newspaper classifieds.

2. Take a look at the place: Online surfing will give you a rough idea about the place and the amenities; however, you need to know how the place for real is. When you take a walk around, and see the place for yourself, you will have a better feel of the place. In any case, there is no substitute for visiting a place in person. Besides, don’t restrict your trip to just a single place, visit a minimum of 2-3 to have a fairer idea.

3. Chances of future development: When you get to the place, you can easily ask the domestic or municipal planning department about any kind of new development in and around the area. These could range from parks, new apartments, malls, etc.

Here’s hoping that the above three pointers help you buy the right rental property to meet all your needs and requirements.

Dubai Is Growing and How

Real estate prices ascended high up to 28 percent, thus, bringing a rich economic growth to UAE in the first quarter of 2013 itself. This ranking comes in after surveying 42 global cities by the Global Property Guide. In fact, according to the reports of Institute of International Finance, it is believed the UAE ’s economy is likely to develop by a good 3.6 percent in 2013, from a real GDP growth rate of 4.8 percent in 2012.

What’s more, house prices slumped down by 53 percent from Q3 2008 to Q3 2011, owing to the worldwide financial and economic meltdown. Nonetheless, Dubai recovered rather quickly from the second quarter of 2012. Furthermore, Dubai alternatively cemented the way for its revival from the second quarter of the year 2012. The strength came from the housing market that reinforced it by quite a lot of other factors. These include the availability of finance, the city’s status as a safe haven, an exchange rate pegged to the US dollar, along with superior and enhanced consumer as well as investor confidence. Thus, the emirate has managed to maintain its position amongst the top five best performing real estate markets around the world.

In addition, according to the reports of Global Property Guide, it has been disclosed that Dubai’s prime luxury properties were over 10 times lower than that of Monaco, which is regarded as the world’s most high-priced residential property markets. By the same token, Hong Kong, USA, Turkey, India, Brazil, New Zealand, Denmark and Beijing China ranked accordingly.

Palm Jumeirah: Lap of luxury

The Palm Jumeirah is a non-natural archipelago that was formed using land reclamation by Nakheel, a company owned by the Dubai government in United Arab Emirates. It was created to resemble the esteemed date tree. It consists of the main trunk with a crown encompassing 17 fronds. The adjacent crescent island forms a modern 11km long breakwater. A 300-meter bridge connects the crown to the mainland and a sub-sea tunnel connects the crescent to the top of the palm. It is big enough to be seen from outer space, and with a shape that could not be mistaken for any other, Palm Jumeirah is an unfeigned landmark from earth and outer space. It is the only original island and the smallest of three Palm Islands. It is situated on the Jumeirah coastal area of the emirate of Dubai. It is regarded as the grandest and the most recognizable project of today.

According to Nakheel, this mesmerising place has sold two hotel plots on Palm Jumeirah's crescent for a combined value of almost AED700m ($190.5m). The ground to the west of Atlantis was sold to a GCC investor for a whopping AED556m, whereas an Emirati investor acquired the ground on the eastern crescent for AED139m. A multitude of celebrities have their homes here, clearly being a testament to the lavish lifestyle it offers to its residents and visitors. The company is on the quest to enhance and perk up the facilities and is presently putting up a number of luxury resorts, hotels and residences. After all, Palm Jumeirah is amongst the most sought-after areas in Dubai, and is unsurpassed when it comes to location!

An Easy On the Pocket Renovation for Your Bathroom

Cheap remodelling that too for a bathroom? You almost frown! But it’s true. A good bathroom is the one that has features and amenities that best match the lifestyle you live. If you follow the tips given below, you are sure to have a clean, bright, and functional bathroom at real cost-effective rates.

Light it up: A bathroom is the most frequently used room in a home. Light up the best of the features, whilstadding handiness by increasing the lighting scheme. Don’t go for the usual lights and designs instead replace them with catchy colours to give a more spacious look to the bathroom and install dimmers. Also, make the most of the natural lighting. Skylights and glass-block windows will let the sunlight in, but still provide adequate privacy.

Go for resilient flooring: Ceramic, marble andstone tiles are superb choices. They give a complete makeover to the bathroom without you feeling guilty. They are long-lasting and water-resistant too. Moreover, subfloor heating coils make these hard surfaces warm. The idea is to stick with materials that will stand up to everyday use and dampness.

Look for the nitty-gritty details: Don’t ignore the small details as they make the big picture. You can modernize your light fixtures, spigots, towel racks, etc. They can completely change the look of your bathroom. Furthermore, hang in a beautifully framed mirror over the sink. It is sure to make you fall in love with yourself and of course the bathroom.

Paint, paint, paint: Repainting is the cheapest and, possibly, the most effectual way to give the bathroom anew look. If you are painting it yourself, keep in mind the moisture. You will have to take care of a lot of small things. For instance, behind the window, the shower, the sinkhole, the mirror, the pot, etc. Thus, it would be a better idea to call the painter and get your work done. Moreover, invest in high quality paint with a satin finish as mould develops easily in the bathroom, and humidity and temperature change often.

Remember, just because your bathroom is small in size, it does not mean it has to be limited in style too.

4 Effective Treatments for Removal of Bedbugs

A tiring day at office and all you want to do is eat good food and get sound sleep. But then what happens when you are about to crash and you see a slimy, creepy bed bug crawl towards you?  The ‘Good night, sleep tight, don't let the bugs bite!’ just got proven wrong, dint it? These nocturnal insects suck human blood for their survival. They can be seen in your closet, luggage, windows, bed, etc. Let's get into more details of how to get rid of bed bugs.

1. Steam cleaning: This type of cleaning is one of the preliminary and widely used options. As the name suggests steam is used to flush them out. The heat helps to remove them from their hidden places and eventually killing them both the adult bugs as well as their eggs. However, you have to steam clean it at least two to three times so as to ensure that they are destroyed completely.

2.   Chemicals and pesticides: Call for professionals as they know the right chemical insecticides and pesticides. This treatment is ideal when you feel there is major infestation. If you are doing it yourself make sure you have done a proper research for the same and you have picked up the can that is meant for the bed bugs alone. Besides, don’t spray them directly, as your children may come in contact with it.

3. Sun drying: Bedbugs don’t come out in the day, since they cannot withstand the heat. Thus, if you put out your mattresses, clothes, furniture out in the sun it is sure to kill them.

4. Vacuum cleaning: Vacuum does not kill them, but you can pull them out from the areas that are hard to reach. After all, when you are done using chemicals it is extremely vital for you to get rid of the dead bugs along with the dead skin and other material, which is food for the bugs. A vacuum cleaner helps target the crevices and cracks and sucks up the bugs from their hidden spot.

The bite of a bug can be awful; however, with the use of these methods, you won't have them in your house. Stay safe! Goodnight!

6 Mistakes You May Make When Signing Up With Dubai Rental Property - Part 2

Continued from Part 1

4. Missing out on visiting the apartment before moving in: Take a good look at the place because it is going to be your home for a while even if it is not on a long term basis. You don’t want to move in and find out the pipes leak or there is not enough room to hold your dresser table, etc. Hence, talk to your landlord before you move in about all the things that need to be fixed and taken care of. You can check the faucets and the flush in the toilet. Check the power by turning on the lights, the air conditioner and other sockets for the appliances you would use. You can even go and pay a visit to the neighbours just to know how the place is overall. This way, you won’t even have to pay extra for stuff that is damaged or worn out. Another good practice would be bringing a measuring tape and just trying to picture your furniture in the given space and so on.

5. Not reading the lease thoroughly: A lease is a legal requisite, a contract that has to be signed between you and the landlord. It is a type of form that tells you exactly what your rights are and the specific rules you must follow when renting an apartment. Read it with an absolutely focussed mind and make sure you understand all the terms and conditions before signing the dotted line. It will talk about the different fees, fines, restrictions, length of the lease (say, six months or one year), your rent, security deposit, etc while you are staying. If at all you don’t understand, do not worry, but get it explained and don’t be in a rush. Besides, make certain you know what happens to your lease agreement at the end of your term. Also know what is the notice period before you can relocate.

6. Taking insurance too lightly: Buildings are most of the time insured, but have you thought about your own personal insurance? What if you had to lose or probably break or dent your valuables in the event of theft, fire or any form of calamity? Nobody would take the blame, right? Thus, always get your valuables insured. It is true the insurance won’t stop a water leak, but it can always endow you with financial reimbursement.

Dubai is indeed one of the hottest markets when it comes to buying rental property and if you are smart enough you would know exactly what to do and when. Also, keep in mind the above six pointers and you will be good to go! All the best!
